Live Local Act Filing Help in West Palm Beach and Nearby Towns

We work with owners and managers of rental buildings across West Palm Beach and the surrounding area. Most of our clients never need to leave their desk. We meet by phone or video, or at our office, and walk you through each document the exemption asks for.

Towns we serve across the county

Our clients own and manage rental properties in West Palm Beach, Riviera Beach, Lake Park, Mangonia Park and Palm Beach Gardens to the north. We also help owners in Westgate, Lake Belvedere Estates, Greenacres and Lake Worth Beach, and out west in Royal Palm Beach and The Acreage. Because these towns all sit in Palm Beach County, your exemption application goes to the same property appraiser and follows the same calendar, no matter which town your building is in.

Location changes less than people expect. What matters is your unit count, the rents you charge, and the income of the residents in your set-aside units. We start every conversation there, then explain which documents prove each point and what the trade-offs are between them. Some owners already have clean rent rolls and income files. Others need help pulling records together first. Either way, you get a plain answer about where you stand before anything is filed.

What owners across the area should know

  1. 01

    County deadlines

The DR-504AFH application is filed with the Palm Beach County Property Appraiser, and the March 1 deadline applies countywide. Your Florida Housing Finance Corporation certification needs to be in hand before that, so we suggest starting in the fall to leave room for questions.

  2. 02

    Rent and income limits

Affordable rent and income limits are tied to the area median income for the county and are updated each year. A rent that qualified last year may not qualify this year, which is why we check current limits against your rent roll during the review.

  3. 03

    Older and newer buildings

Rental properties around the county range from decades-old two-story complexes to recently built apartment towers. Older buildings tend to keep paper leases and resident files spread across folders, while newer ones usually track everything in property management software. Either kind can qualify. The work just looks different, and we explain what each kind of record can and cannot prove.

  4. 04

    Storm season and scheduling

Hurricane season runs from June through November, and a storm can shut down offices and slow paperwork for days. Since we work by phone and video, a closed office rarely stops progress, but we still plan filings with some breathing room.
